To make a firm booking to stay at Little Byre, you will need to print out and complete a booking form and return it with a deposit of £100. 

If you do not have access to a printer, we will be happy to send a booking form to you in the post.

Terms and Conditions

BOOKINGS
A provisional booking can be made by phone or by email but this must be confirmed within a week of the provisional booking being made or else the booking may be lost. In order to confirm a booking, a non-refundable deposit of £100 per full week’s requested booking (or 50% of the full rent payable for your short break) must be sent with a completed booking form, by post to the address given. A receipt for this will be sent to you as confirmation of your booking. The contract of hire and liability for the full rental becomes effective on despatch of this confirmation.

PAYMENT OF BALANCE
The balance will then be due SIX WEEKS before your arrival date and should be sent without waiting for any reminder from us.  If the balance is not received by the correct time, we cannot guarantee that the accommodation will still be available.

CANCELLATION

COVID-19
Should government coronavirus restrictions result in you being unable to take your holiday at Little Byre then we will offer a full refund

In the event of a cancellation by the holidaymaker, your deposit will not be refunded.
Should cancellation take place less than four weeks before the start of the holiday, then the holidaymaker is legally liable to pay for the accommodation rental in full. This liability may be covered by your own holiday insurance. For this reason, we strongly recommend that you should take out insurance in case you have to cancel your holiday.  We cannot be responsible for any loss you incur, should you fail to do so.

OCCUPANCY
Little Byre will be ready for you by 4pm on your arrival date.  The number of persons using the property must not exceed the maximum of 3 (or 4 if the party includes a baby/toddler in a cot).  The exact number should be stated on the booking form.  We are not obliged to accept more persons than are named on the form, even if there is room available at the property.  You should inform us immediately if you wish to change the number of people in your party, so that we can let you know if this is possible.

Little Byre should be vacated by 10.30am on your day of departure so that we have plenty of time to prepare it for its next occupants.

PETS
We do not allow pets to stay in Little Byre.

SMOKING
We operate a no smoking policy throughout the cottage. Please adhere to this.

BABIES/TODDLERS
Please note that, whilst we are able to provide a staircase gate and high chair, unfortunately the open staircase from the sitting room is too narrow at the top for a modern gate.  This means that the only place that one can be located is across an actual bedroom door.  Therefore, if you wish to bring little ones who are ‘on the move’ to Little Byre, do consider this before you firm up your booking as we cannot take responsibility for their safety on the stairs.

BREAKAGES AND DAMAGES
Both breakages and damages must be listed on a note left on the dining table, before you depart.  Where deemed necessary, we will send you a bill for any repairs/replacements. This must be paid within a fortnight of your departure date.

CLEANING
You are asked to leave Little Byre in a clean and tidy condition or you will be billed as appropriate for cleaning.

LIABILITY
In the event of Little Byre becoming unavailable for any reason on the dates booked, all money paid to the owners by the holidaymaker will be returned in full. There would be no further claim against us.
